Yes, you as a buyer do not pay your agent or the company any fees or commissions when working for you as your buyer's agent. Our agents provide personalized, confidential, first class services to our clients. We do not just talk on the phone and then run showing you properties. Outlined below is how we plan your house hunting experience, so, it is pleasant and a smooth sailing to closing.
1. We value your time, this is the reason we meet with you BEFORE we show you any homes. This gives you the opportunity to get to know us, we meet you at the location most convenient for you. In this meeting we do the following:
a. Getting to know each other, and and what your expectations might be. You need to get to know your agent, and find out if that realtor is a fit for you. we will also let you know if we feel that we are not the right match for you, this way, we start with the right relationship. If the relationship is not clicking, nothing else will work either.
b. I spend as much time as necessary to explain to you the current market realities. You will realize that I am knowledgeable and very skilled about the market in general, and all aspects and mechanics of the home buying process.
c. I will answer your questions regarding differences between REOs, short sales, FSBO’S, normal sales, as well as the various types of loans and which one may fit your needs. You will end up saving a lot of valuable time.
d. I would like you to know that lenders are now very strict, and I do not want you to be disappointed. In our first meeting,we will talk about the pre-approval process.
The bank will need a lot of detailed information from you, in addition to your employment, the FICO scores,verification of funds, debts, assets, there is a lot more your lender may request. I do not recommend viewing a single property until after your consultation with your loan officer.
e. will discuss together a strategy for getting you into a home in your price range. You set the parameters, I listen to you, understand what you are trying to communicate to me, then I set up client gateway, with information about properties that may fit your needs. I encourage you to give me your feed back, and let me know if you want to view any of the homes.
2. Once we decide to work together, what next?
We work on a time frame for you to purchase and move in your home. Now that we are committed to each other, we can sign an agreement (Buyer representation agreement) detailing what you expect from me. In return, I expect you to work with me exclusively as your buyer's agent. You can get out of this agreement any time you choose. My philosophy is, if you are not 100% satisfied, you are free to work with whoever you like, and we part as friends.
3. I provide you with our booklet: Buyers Brochure, it contains detailed information, and a stream of data concerning all aspects of a transaction. We have all of the steps laid out in convenient forms so you clearly understand the next steps.
I would need your contact information as well as lender info, property preferences and expectations you have of me as your Realtor, as well as details past of experiences so I can avoid duplication.
